We make sure we maintenance our cars each month either by an oil change or a carwash. Then why don’t we perform upkeep on our roofs? After all, the sun scorches it daily and rain drenches it from time to time. Wind and snow damage take their toll on our roofs as well. What can we do to make sure we aren’t replacing our roofs twice a decade? Take care of it!
There are things that homeowners can do to help extend the life of their roof. On the other hand, there are things that we should leave to the experts. To avoid roof problems, one solution is to remove twigs and branches from the top of the roof. You can also trim any trees that are close to the base of your house. They will drop a lot of unwanted mess onto your roof.
Moss growth can be another issue. Ensure that it doesn’t overtake your roof and begin to break the roofing materials down. You have two options - either get rid of it all together or maintain it (if it is a green roof). A green roof is a type of roofing technique that allows greenery to thrive atop your space. Assure you are properly maintaining the greenery with good irrigation and aeration. That is the only reason you would want green stuff growing on your roof!
Complete a generalized inspection of your roof. Are there any stains? Do you see any missing tiles? If so, make the repair. Perhaps you can set a schedule to complete the inspection once every three months. This way it won’t be forgotten.
The dark spots on the roof could mean something bad. Mold and mildew grown in warm, wet places. Therefore, if there is a slight lift of a shingle, mold may be growing underneath. In order to keep your family safe, clean the area with bleach. Then promptly repair the shingle.
Other areas to check regularly are the fascia, soffits, gutters, and vent openings. Along with the roof, these areas are easy to overlook. The soffits are the overhang where the roof meets the wall. The fascia is somewhat like the border that goes around the perimeter of the roof. Gutters are what takes care of the water overflow and vent openings allow for air ventilation. All of these nooks and crannies can allow for problems to run rampant. If you prevent the damage by making quick inspections, you will save a lot of money.
Give a once over to the chimney and skylights to ensure there are no unwanted openings. Again, any type of gap is room for water or debris to sneak in and wreak havoc. Caulk all cracks and seal old mortar for long lasting results.
Proper maintenance of your roof can prevent larger repairs and replacement in the future. Be sure if the jobs looks like it is too much to handle on your own that you call the professionals. Roofing companies are always there to provide top-notch service and to get you back to what you love doing the most – spending time with friends and family.
